The Process

Get Your COE

Obtain your Certificate of Eligibility (COE) at VA.gov, through a lender, or by mail. This proves you qualify for the benefit.

Choose a VA-Approved Lender

Not all lenders offer VA loans. Find one approved by the VA — most major banks and many credit unions qualify. USAA, Navy Federal, and Veterans United specialize in VA loans.

Get Pre-Approved

Provide your COE, proof of income, employment, and credit history. Pre-approval shows sellers you're serious and ready to move.

Find a Home

The home must meet VA Minimum Property Requirements (MPRs) — safe, sound, and sanitary. Your real estate agent and VA appraiser will verify this.

VA Appraisal

After your offer is accepted, the VA orders an appraisal to confirm the home's value and MPR compliance. This is separate from a home inspection (which you should still get).

Close

Review and sign closing documents. You'll pay the VA Funding Fee (waived for 10%+ disability rating) which helps fund the program for future veterans.
